Point .Y redevelops site in Reading, Thames Valley.
Point .Y has completed its development of a 41,000 sq. ft. purpose-built logistics and distribution facility in Reading, Berkshire.
The project consisted of redeveloping the former office headquarters for Autotrader, which has been vacant and derelict since 2015. The scheme had historic consents for residential conversion and planning permission was granted for an industrial scheme in 2019 before being acquired by Point .Y in 2022.
GEM Reading, located just two miles from the M4 and three miles from the city centre, incorporates an advanced building specification that was designed to feature the best ESG credentials, achieving a BREEAM rating of Excellent. Point .Y’s in-house development and project management team worked with main contractor Magrock to deliver the scheme.
The property features 10m clear eaves height, level access and dock level loading doors, 50m self-contained secure yard, double storey mezzanine office accommodation, EV charging and EPC ‘A’. The building also benefits from 30sqm PV panels.
Andrew McLean, Head of Development, said: “GEM Reading offered a fantastic opportunity to deliver much needed high-quality warehouse / logistics accommodation to the M4 corridor market which has been chronically under supplied of speculative development in recent years. We are looking forward to working with our new partner and facilitating the continued expansion of its international operation.”
The unit is now under offer to a global third-party logistics company and will be operational in January 2025.
